The Importance of a Home Inspection
Buying a home is a big enough investment and undertaking but not having the house inspected can cause much more problems and stress in the future.
This is your largest investment you will probably make and knowing as much as you can about the home can save you time, money and headaches in the future.
Get an inspector you trust. This can be on a referral or from your agent. Make sure they are a professional and get to know their history in the inspection business. Many inspectors have a history of a particular field such as roofing, plumbing or electrical. This helps greatly in knowing more details about that feature of you home.
Get a report. You want a written report at the very least. Many inspectors have a cd of the report or audio and/or video of the home and any problem areas. These are valuable when it comes to requesting certain repairs from the seller or fixing future issues. Keep this report in a safe place so when the time comes to fix something you can refer back to how or why the inspector said to fix it.
Save for future costs. This is also a great way to plan for upcoming repairs or replacements. By knowing now that the furnace will need to be replaced in 5 years can either help you decide on buying the home or to save enough each month so by the time it does need replacing you have the funds ear marked for that purpose.
Consider additional inspections. Most inspectors know a little about everything. they usually are not experts in everything. If your inspector recommends getting a more detailed inspection on certain items such as a roof, septic system or electical, it may well servce you to have this done. It will be more costly but it may cost thousands less than not knowing until something major happens.
