6 Issues Buyers need to be Aware of When buying King and Snohomish County Real Estate

Issues and situations that buyers should be aware of and not ignore when purchasing real estate.

  • Not reading the entire seller's disclosure form.

The seller is required by law to inform the buyer of everything they know about the property under Washington state law but not things that are not known to the seller. If the seller lives out of town, is a landlord or it's an estate sale that the person selling the home has never lived in.   • Know if you are offering the right price.

Ask your agent to pull comps for the area and see if the seller is offering too much for the home. How else would you know you are offering a decent price? (Learn more about pricing from my Spokane real estate connection)

  • Just don't buy the wrong home.

Now this seems obvious but the way to really avoid this is by making a wish list before you ever go out looking. What can you live without? What do you absolutly need? What can you tolerate? This is more than just the size of home but more specific like where you want the kitchen window to look out to. The layout of the bedrooms, bathrooms, etc...   • Get a reputable, professional inspection.

Remember, this is the biggest investment you are probably going to make and you don't want just an uncle, dad or friend checking it over, unless they are a certified inspector. Not only does this tell you what you may want the seller to change once you buy the home but it lets you know more about your home for future repairs or changes.   • Get a loan pre-approval in writing

This is more than just a pre-qualified form online, this is a sit down with a lender, letter stating exactly how much home you can afford. This is also a great piece of amunition to present to sellers with a offer.

  • Be fully aware of any hidden taxes

Most people are aware of the mortgage, home owners dues if any, taxes and maybe even insurance but you also need to be aware of suplimental taxes and fees. Set aside about 1% of your purchase price for after closing issues like furnace or roof repairs, landscape or appliances or anything else that may not be a clear up front.

By keeping these issues in mind, you can be a smart consumer and a well informed one to any situations that may arise in buying Snohomish county real estate.
